David Parker, (CALGARY HERALD) — Since it started actively doing business in the Calgary market some 14 years ago, Vancouver based Beedie has had some remarkable successes and continues to invest in this area with some outstanding industrial developments.

Beedie’s vice-president of industrial development for Alberta, Jorden Dawson, is excited about the success of its FIVE66 condo project in Balzac’s Cross Roads Commercial Park. Located just east of Dwight McLellan Trail and south of Highway 566, the new buildings, by Ledcor Construction, are in the fastest growing industrial area in greater Calgary.

Balzac has evolved into an area that gives a feeling of a high-end industrial park, and the land purchased by Beedie through Marshall Toner of JLL is ideally situated for access to major transportation corridors, as well as being walking distance for tenants to shops and restaurants in CrossIron Mills.

Dawson says the increasing improvement of the character of the area, quick access to amenities, park-like walking paths, and the benefits of lower property tax and zero business tax in Rocky View County have helped to sell eight of the 12 available industrial condos before construction completion.

Carey Koroluk and Ryan Haney, also part of the JLL Calgary industrial team, are responsible for sales in what is the first opportunity to purchase class “A” industrial condos in the Balzac region. They will welcome owners by next April, but currently only four units are still available.

Given the success of the Balzac development, Beedie is proceeding with construction of an additional two condo buildings, also being built by Ledcor, totalling 159,427 square feet with an average unit size of 13,285 square feet.

Beedie has become a market leader in the development of industrial condos in Canada, and Dawson’s Calgary team also has the responsibility for two sites in Las Vegas — one as condos and the second already pre-leased.

Another big investment by Beedie is in the high-demand Point Trotter Industrial Park in the southeast sector of the city along Glenmore Trail at 68th Street S.E. Adjacent to key transportation routes for efficient warehousing and distribution of products and services, and close to the CP Rail Intermodal Terminal, Beedie has purchased land that is planned to offer 200,000 square feet of buildings.

Phase I of the development of RISE at Point Trotter has been designed by Zeidler Architecture and is being marketed by Iain Ferguson and his team at CBRE, who have pre-sold nine of the 13 units.

Beedie’s first foray into the Alberta market was with the purchase of 220 acres of land in Highland Park Industrial, a master-planned development in northeast Airdrie. The successful project included the sale of a portion of the land to Costco for its distribution centre and the construction of four buildings that were soon fully subscribed.

More recently, Beedie has also entered the Edmonton market and is currently managing the development of Park Central Square, on a 200-acre site on the east side of that city that upon build-out will offer 2.5 million square feet of industrial properties catering to a variety of industrial users.

Keith Beedie established the family firm in 1954, and now under the leadership of his son Ryan has completed more than 36 million square feet of industrial construction in B.C., Alberta and Ontario.
