124-townhome project near Metrotown in South Burnaby includes four different floorplans to appeal to a variety of families at different stages of their lives.


Kathleen Freimond, (VANCOUVER SUN) — Family matters – that is the inspiration for Beedie Living’s Kin Collection, a 124-townhome project near Metrotown in South Burnaby.

“It’s designed for families and the coming together of all types of families and kinship,” says Sunny Hahm, Beedie Living’s director, marketing and strategy.

With its West Coast contemporary-style design (by Integra Architecture), the development, which covers a city block, comprises 12 buildings and includes four different floor plans to appeal to a variety of families at different stages of their lives.

“The larger three- and four-bedroom homes – the Parkside and Boulevard Collections – in the 1,800 square feet range, cater to the end-user who is likely already living in the Burnaby-Metrotown area. These are attractive to young families or those with teenagers who are looking for more space but can’t stretch to a single-family home,” says Hahm.

The Garden Flat Collection are ground-level homes and are the most price-friendly option in the development. These two-bedroom homes are attracting first-time buyers and downsizers who want single-level living and easy access to garden space, says Hahm.

Units in the two-bedroom, two-and-a-half bathroom City Home Collection have a balcony and rooftop deck and are attractive to condo buyers who are upsizing, he adds.

In addition to the location – a 10-minute walk to Royal Oak SkyTrain station on the Expo Line, a block from Burnaby South Secondary School and next to a future two-and-a-half acre park – Hahm says Kin Collection’s outdoor space is proving to be the differentiator in the marketplace.

A recent Beedie survey of buyers found that the most favoured amenity space is outdoor landscaped areas and courtyards.

“Typically, it used to be the fitness or lounge facilities, now it seems COVID-19 has made people reflect on how they live and work, so our outdoor program has become a huge asset,” says Hahm.

He notes every home has a minimum of about 350 square feet of private outdoor space while the larger homes have more than 700 square feet of terraces, balconies and a private rooftop patio.

Common space includes a children’s area while the project’s separate amenity building, the Kin Club, has a number of adjoining outdoor features, including an alfresco lounge with barbecue, a ground-level patio with harvest table and space for games and sports and courtyards and outdoor seating throughout the development.

Kin Club also includes a fitness studio and a dedicated yoga and barre studio.

The interior design concept started with the name of the development and prioritizing families and the idea of community – immediate family, but also community among the homeowners, says Barbel Interior Design principal Coralynn Buss.

Aiming for a look to stand the test of time, she says: “I believe beauty is timeless if you follow the principles and elements of design and pay attention to proportion, contrast and rhythm you will end up with something beautiful – and beauty never fades.”

Buss developed two colour palettes, Light and Dark, for the development (the two-bedroom City Home display suite at 4700 Imperial Street shows the Light scheme).

Buss says the wider than usual floor plates enable the open plan living area to be roomy and allow for more space to move around.

The Dark palette has grey thermofoil cabinetry, and a white oak floor finished with a “smoky” look, says Buss, noting the Light palette has white oak cabinetry, and a blonde oak floor finished with a slight whitewash effect.

The kitchens have two-tone cabinetry: In the light scheme, the upper cabinets are white while the lower cabinets (and island) are the light oak finish; in the Dark scheme, lower cabinets are a dark grey, says Buss.

Kitchen countertops in both palettes are white quartz with a Carrara marble-look porcelain slab backsplash.

“The kitchen is the heart and soul of the home and has the look of a custom kitchen with lovely millwork features such as the half-inch reveal between the countertop and cabinet faces,” she says.

Hahm agrees the kitchen is the hub of the home and says particular attention was paid to maximizing all available space. This focus on functionality is seen in the magic corner cabinets and the under-sink pullout waste and recycling compartments.

The refrigerator and the gas range with four burners are by Fisher Paykel – other appliances include the dishwasher and microwave, both by GE.

Reflecting on the planning and design process for Kin Collection, Hahm says research showed that in the last five years, a limited number of new townhomes were built in Burnaby South.

“Our philosophy is always to have the end-user in mind, and that guided our decision on the size of these homes – we wanted to fill the gap between a condo and a single-family home.

“We’re really proud of the functionality and size of the homes: COVID-19 has made everyone think about how they want to live and work and how they want their homes to function, so size has become a huge factor as people consider flexibility and being able to work from home,” he says.

Kin Collection also includes secure underground parking with stalls pre-wired for electric vehicle chargers and storage lockers, says Hahm, noting the completion of the first homes is scheduled for spring 2023.
